Seller Ch. 3: The Initial Consultation

The process of selling your home begins probably just as you would imagine—an initial meeting with me at your property.

The focus of this meeting, in the simplest of terms, is all about three things: 1.) To hear about all your goals and concerns and answer your questions. 2.) To see your property and learn as much as I can about it. 3.) To give you a break-down on the current state of your market and where your property fits.

Once I am up to speed on your goals and concerns and your property, I can provide you the best options for preparing and pricing your home, designed to meet your specific objectives. You see, it’s important to understand that I do not do things the same way every time I list a house. That’s because all properties are different and not everyone always wants the same things. My objective is to meet you where you are, and then provide what I see as the best options for how to move forward to meet your needs. You get to choose the path that makes the most sense to you. It’s your property and your move, after all!

Ultimately, you may decide to stay put, and I just want to assure you: That is perfectly okay. I know from past experiences, and I fully expect, that a certain percentage of homeowners that I speak with every year will decide to stay put for the time being. In those instances, I’m just happy to have made the connection and provided you with the information you need to make that decision, and I’ll be happy to connect with you again down the road when the time is right.

A Word About Transparency

I pledge to give you all the information you need to make good decisions surrounding the preparation and pricing of your home. When you see listings on the market that seem overpriced and not ready to show, often it is not the homeowner’s fault, it’s on their agent. Too many agents either do not know how to advise or are not willing to be up-front with their potential customers about what the owner needs to do to prep and price their home for success. There may not be deliberate intent—it is human nature to at times tell people what they want to hear, rather than what they need to hear. But that can lead to problems and disappointment. I will always be direct and honest in assessing potential listings.
